Atlantic City Named Among Worst Cities for Buying Property
Investing in property can be risky, especially in certain locations. Experts caution that one well-known New Jersey shore town, Atlantic City, is particularly precarious for property investments. Atlantic City, once a glamorous hotspot for gambling and nightlife, has been ranked by GoBankingRates as one of the worst cities to buy property in over the next five years. The town has experienced significant population decline over the past decade, primarily due to dwindling job opportunities and an overall economic downturn, according to Daniel Rivera, owner of Proactive Property Management. This population decrease has led to an oversupply of housing and a drop in property values. Rivera highlights that cities with long-term declining populations should be a warning sign for property investors, suggesting that similar cities face comparable challenges. Other cities on the list of poor property investment prospects include Rochester, New York; Flint, Michigan; Gary, Indiana; and Youngstown, Ohio.
Balancing Act: Curtis Bashaw on Being Gay, Republican, and Pro-Freedom
Curtis Bashaw, a native of Camden County, New Jersey, has navigated a complex journey from exploring gay bars in Philadelphia to running as the first openly gay Republican for federal office in New Jersey. Growing up in a conservative and religious family, Bashaw initially found the process of coming out during the HIV/AIDS crisis daunting but discovered support among many, despite some intolerance. Now a hotelier and developer, Bashaw's campaign for the U.S. Senate is driven by his identity as a moderate Republican, a business person, and a member of the LGBTQ+ community. Despite supporting Donald Trump in the presidential race, Bashaw emphasizes his commitment to personal freedoms and domestic tranquility, advocating for LGBTQ+ rights and maintaining a nuanced stance on issues like parental rights in schools and healthcare for transgender youth. His campaign reflects his belief in bridging divides and upholding the dignity of personal freedoms.
Phillies' Struggles Continue as Yankees Complete Three-Game Sweep
DJ LeMahieu starred in a New York Yankees victory, hitting a grand slam and a two-run double to secure a 6-5 win against the Philadelphia Phillies. This win completed a three-game sweep and extended the Yankees' winning streak to five games. LeMahieu, previously in a slump, dramatically boosted his season RBI total, impressing in a critical match that highlighted both his and the team's potential resurgence. The Phillies, on the other hand, faced their fourth consecutive loss and have lost 11 of their last 15 games, diminishing their lead in the NL East. The game was notable not only for the performances but also for the significant presence of Yankees fans in Philadelphia, underscoring the high stakes and intense rivalry.
